Evergreen Properties focuses mainly on acquisitions in metropolitan areas, particularly Michigan, Florida and Nevada. We also search for shopping centers in less traditional areas such as university markets and ethnic communities.

As a private, long-term investor, Evergreen Properties has a wide range of types of acquisitions from vacant land and existing shopping centers to self-storage facilities and used car lots.  Centers that are capable of producing strong consumer traffic are very attractive, as are fully leased, consistent assets. Acquisitions in which there is a new mortgage of an existing morgate debt will be considered, however our preferred method is land contract. 

At Evergreen Properties, shopping center and commercially zoned vacant land are part of our daily business.  Since 1990, we have acquired millions of square feet of retail space in many acquisitions by providing sellers with the flexibility and market terms they desire.  With established relationships with lenders, Evergreen Properties secures attractive financing opportunities.

  2. Located in highly developed areas that have good infill locations
  3. Stabilized properties whose income is consistent and in place
  4. Commercially zoned vacant land
  5. Evergreen Properties is not looking for projects that need to be re-tenanted or re-developed

Investment Level:
Evergreen Properties has a minimum level of investment of $150,000.00 and a maximum level of $25 million.

Structure:
Evergreen Properties transaction structure includes:

  1. Land Contract (preferred method)
  2. New Mortgage
  3. Existing debt assumption
  4. Seller financing

Closing Process:
Evergreen Properties prides itself as a purchaser due to:

  1. Minimum to no contingencies
  2. In-house management, Leasing and legal knowledge that enables Evergreen Properties to shorten closing time frames.
